What’s a workmanship guarantee?

A workmanship guarantee is a promise from your builder that the work they do on your home will be of a certain standard and that they will fix any defects or issues that arise for a specified time frame. Usually this applies to corrections and consequential damage. For example, if a pipe was installed incorrectly and the result was water damage, a contractor’s warranty should cover both fixing the leak and the resultant damage. 

The warranty itself should be a written document provided by the builder. This is usually included in language in your contract or as a signed letter once work is completed. All the Pagers (pre-vetted builders) in our network offer a minimum of a two-year workmanship guarantee. This provides homeowners with peace of mind, knowing that if anything goes wrong with the work, it will be rectified at no extra cost.

Why is a workmanship guarantee important?

  1. Peace of mind: Renovations are a big investment and you want to be confident that the work will last. A workmanship guarantee ensures that you have a safety net in place, knowing that your contractor will be responsible for addressing any future problems that may arise. 
  2. Accountability: Not all builders will offer a guarantee and some may be less diligent in following through with their commitments. Having a workmanship guarantee adds an extra layer of accountability for businesses and sub-contractors they employ and work with – it’s always going to be more time and cost effective to do a good job from the off. 
  3. Not everyone offers one: While a workmanship guarantee is not a legal requirement, having one speaks volumes about a builder’s confidence in the quality of their work. It shows they stand behind what they do and are willing to take responsibility if anything goes wrong, laying the foundations for a positive and trusting working relationship.

While we don’t offer legal mediation services, our role in this instance is to listen to both parties and help to find a resolution – the earlier we get involved the better chance of success. While it’s typical to only use a contract administrator (a professional who handles payments, checks contract compliance and ensures builders stick to the agreed terms) on major and costly projects (a full internal refurb and complex extension, for example), our renovation coach also wears this hat. By advising on the initial scope of work, quote and contract and checking in on progress, he supports both the homeowner and contractor and prevents misunderstandings.

We’re also working to standardise elements like payment schedules, guarantees and other contract terms to make the process more transparent and predictable, ensuring that homeowners and contractors alike know exactly what to expect.
