You know you shouldn’t just go for the cheapest quote, and you’ve been told to avoid the most expensive too, but what does that leave you with? A middle-priced builder who seems nice? It hardly feels like the foundation of a £30,000 decision.

Recently, we spoke to Mary, the reference of a prospective Pager, who shared an experience that really resonated with us. George’s advice? Figure out which traits are most important to you, and match them to your builder. If you’re someone who needs frequent updates and detailed explanations, you need a communicator. If you value creative problem-solving when unexpected issues arise, you need someone who thinks on their feet. If you’re particularly anxious about timelines; punctuality and reliability might be your non-negotiables.

The challenge, of course, is that you can only assess so much on paper or in an initial meeting. A quote can tell you about price and scope. A reference can tell you someone else was happy.
