My friend’s builder was brilliant for them. Why do I feel like that means nothing for my project?
It’s one of the most common things we hear, and one of the most quietly frustrating feelings in home renovation. Your friend raved about their builder. The work was great, the process was smooth, they’d use them again in a heartbeat. So why, when you call up that same builder for your own project, does it feel like you’re starting from scratch?

The first thing to consider is geography. If your project is further from where a builder is used to working, they’ll often price at a premium to make the travel worthwhile, and distance has a way of affecting attentiveness too. A builder who was present and hands-on for your friend’s job around the corner from their home may be noticeably harder to get hold of when they’re commuting across town to yours.
Then there’s the question of trade specialism. Your friend may have had a kitchen remodel. You might be looking at a bathroom renovation. Many builders do both, but some quietly specialise, and being excellent at one doesn’t guarantee excellence at the other. The detail involved in the work can differ significantly too. Mitred tiles, handmade ceramics, intricate layouts; these are a skill grade above standard tiling work, and a builder who impressed on a simpler job may simply not be the right fit for what you’re asking them to do. Add in the fact that your budgets may be completely different, and the picture of the “same” builder starts to look quite different indeed.
There’s also something that catches homeowners off guard: even genuinely good builders can let you down. The most common reason isn’t incompetence, it’s overextension. When a builder takes on too many projects at once, something has to give. They bring in newer, less experienced teams. Oversight drops. The attentiveness that made your friend’s project so smooth simply isn’t there anymore, because it’s spread too thin across too many sites. This is one of the biggest causes of previously reliable builders suddenly generating complaints – and it’s entirely invisible to anyone working from a word-of-mouth recommendation.
