How much does standard bathroom renovation cost in London?

To rip out and install a standard-sized new bathroom (2.5m x 2.5m) without changing the layout of a period property will cost in labour and building materials between £8k-£12k. Expect to pay around £1.5k+ for your fixtures and fittings such as toilet, bath, vanity unit, shower tray, tiles, etc. Changing the layout of the bathroom and moving the soil pipe, installing underfloor heating, and any structural work will increase costs.

Do I need a designer if I want to change the layout?

No. All our bathroom fitters can help with basic bathroom design and sketches. If you want to eliminate almost all risk in your bathroom renovation and take it all out of your hands when changing the layout, we would recommend using a designer, which we can help with. Even if you use a designer, you should always have your contractor sign off the designs to make sure they work with the live space and the renovation process.

Should I buy fixtures and fittings myself?

Having your bathroom fitter buy all the fixtures and fittings will increase the chance of your project being on time and on budget. However, if you’re using a sole trader, this may not always be possible because it takes time and resources. This is one of the increased risks of using a sole trader, so make sure if you go down this route, you are super clear on exactly what you are buying, lead times, and dimensions. Your contractor can also help manage these elements.
